Mogadore remains a seller's market, but August brought some noticeable changes in inventory and how quickly homes are moving.

If you've been thinking about buying or selling a home in Mogadore, Ohio, the latest August 2026 housing data provides a good look at where the local market stands heading into fall.

According to the August 2026 Realtors Property Resource (RPR) market data, Mogadore had 1.9 months of inventory, a 99.3% list-to-sold price ratio, a median sold price of $275,000, and a median 32 days in RPR.

The overall takeaway? Mogadore is still a seller's market, but buyers may be getting a little more breathing room than they had earlier in the year.

The biggest story here is the combination of rising inventory and longer market times. Inventory increased 18.75% from the previous month, while the median time in RPR increased substantially.

However, 1.9 months of inventory is still relatively limited. There simply aren't enough homes available yet to shift Mogadore into a balanced or buyer-favored market.

More Homes Are Becoming Available in Mogadore

Mogadore's 1.9 months of inventory represents an 18.75% increase month over month.

That's good news for buyers.

More inventory means buyers may have a few more homes to choose from and potentially more time to evaluate their options instead of feeling pressured to immediately make an offer.

But sellers shouldn't interpret the increase as a sign that demand has disappeared. At only 1.9 months of inventory, the August RPR data still classifies Mogadore firmly as a seller's market.

Other housing-market measures point in the same general direction. Zillow reported a typical Mogadore home value of about $268,475 as of July 31, 2026, up 5.2% from a year earlier, while its median list price stood at $285,750.

That suggests the local market continues to support relatively strong home values even as inventory begins to loosen.

Mogadore Homes Sold for 99.3% of Asking Price

Mogadore's August list-to-sold price ratio was 99.3%.

In practical terms, a home listed at $275,000 selling at exactly 99.3% of its asking price would close at roughly $273,075.

That's still a very small gap between asking and selling prices.

For sellers, this is a reminder that buyers are willing to pay close to asking price for homes that are priced correctly for their condition, location, and competition.

For buyers, however, the decline in the ratio from the previous month may indicate that there is a little more room for negotiation than there was during the hottest portions of the market.

This is where looking at individual properties becomes especially important. A desirable, updated Mogadore home that is priced correctly can behave very differently from an overpriced property that needs substantial work.

Median Sold Price Reaches $275,000

The median sold price in Mogadore was $275,000 in August, according to the RPR data.

That figure also lines up reasonably well with other recent measures of the market.

For example, Realtor.com reported a $262,500 median sold price in June 2026, up 8.25% from the previous year, while Zillow's typical home-value measure reached approximately $268,475 in July.

Redfin's data provides another useful comparison. For the three months ending July 2026, its median Mogadore sale price was approximately $254,872, up 22.8% year over year.

These sources use different methodologies and time periods, so the numbers shouldn't be compared one-for-one. Together, however, they indicate that Mogadore home values have remained strong in 2026.

Why Did Days on Market Jump?

One number on this month's report immediately stands out: 32 median days in RPR, an increase of 966.67% month over month.

That percentage looks dramatic, but it needs some context.

A percentage increase can become enormous when the previous month's starting point was extremely low. In a relatively small market like Mogadore, a handful of transactions can also have a much larger effect on monthly statistics than they would in a large city or county.

That's why we wouldn't interpret one month's increase as evidence that the Mogadore housing market suddenly stopped moving.

Recent outside data illustrates this volatility. Redfin reported a 10-day median market time for its Mogadore data through July, while Realtor.com reported 23 days for June.

The better approach is to watch whether longer market times continue through September and October.

If inventory continues increasing and homes continue taking longer to sell, that would provide stronger evidence that Mogadore is gradually moving toward a more balanced market.

What This Means for Mogadore Home Sellers

August is still a favorable environment for homeowners considering selling in Mogadore.

Low inventory remains the biggest advantage. With only 1.9 months of supply, sellers don't have to compete against a huge number of comparable homes.

But the 99.3% list-to-sold ratio and longer market time reinforce an important point: pricing matters.

Today's buyers have access to more information than ever and tend to recognize quickly when a home is priced above comparable properties.

A well-priced home can attract attention immediately. An overpriced home may sit, require price reductions, and ultimately give buyers more negotiating leverage.

That doesn't make Mogadore a buyer's market — it isn't — but it can create opportunities that weren't as common when inventory was even tighter.

Buyers should still have financing lined up before seriously shopping. When a particularly attractive or well-priced property hits the market, competition can develop quickly.

Instead of assuming every home requires an above-asking offer, look closely at the individual listing: How long has it been available? Has the price changed? What have comparable homes actually sold for?

Those factors can tell you much more about your negotiating position than the list price alone.

Yes.

With 1.9 months of inventory, Mogadore remained a seller's market in August 2026.

But the direction of the numbers is worth watching.

Inventory rose. Homes took longer to move. And the list-to-sold ratio declined.

That doesn't mean the market is crashing or suddenly favoring buyers. Instead, August looks more like a gradual normalization from an extremely tight housing market.

That's potentially healthy for both sides.

Sellers continue to benefit from limited competition and strong home values, while buyers may gain more choices and slightly better negotiating opportunities.
